May 2025 Market Update: What’s Happening in The Villages Real Estate?

If you’ve been keeping an eye on the market or are thinking about buying or selling in The Villages, May gave us some interesting insights into where things stand.

A total of 174 homes sold across The Villages this past month. The average sale price in May was $394,719, with the median sale price landing at $350,000. These numbers tell us that while higher-end properties continue to sell, a large portion of activity is still happening in the mid-range price points,  perfect for snowbirds, seasonal buyers, and full-time residents looking to right-size their living situation.

On average, homes spent about 68 days on the market before going under contract. That’s a sign that while demand remains steady, buyers are taking a bit more time and doing their homework. It also highlights how critical it is to price a home correctly from the start.

The average list-to-sale price ratio was 96%, which means most sellers negotiated just slightly off their original asking price. And with an average price per square foot of $242.24, we're still seeing solid value retention across the board.

Today’s buyers are savvy and comparison shop extensively. If your home is priced above similar listings, it may sit for weeks or months, while others sell. Using real-time comps and current absorption rates, we can identify a pricing strategy that generates interest without sacrificing value.
